Avalon was built out through the 2000s and 2010s by eight different builders — Standard Pacific, Grand Haven, Gehan, CastleRock, Century Communities, Chesmar, Pacesetter, and Pulte — across roughly 150 acres of parkland and greenbelt, with a pool, splash pad, community center, tennis and basketball courts, and trails woven through it. That much greenbelt means more sap, pollen, and leaf litter settling on cars parked near the park-facing lots than on a neighborhood with less tree cover, and it's the kind of film that needs an actual clay or chemical step rather than a rinse to fully lift.
