Village at Western Oaks is more than 1,600 homes developed from the early 1980s through 2005, genuinely one of the first large developments in Southwest Austin — mature live oaks and tree-lined streets throughout, a mix of brick and limestone homes spanning more than two decades of construction. The HOA situation here is split: southern sections require membership, northern sections don't, so we don't assume every address has the same HOA rules.
With this much mature oak cover, expect more sap and pollen buildup than a newer subdivision, and some pockets here lack sidewalks, meaning a bit more street-level dust tracked onto driveways. Being such a long build-out window, clear coat condition varies meaningfully street to street, so we check before deciding on product and approach.
