Wolf Ranch is a $1.1 billion, 1,120-acre development by Dallas-based Hillwood Communities, who bought the land from the Wolf family in 2014 and broke ground the following year — roughly 2,600 single-family homes planned at full build-out, plus a 366-acre expansion (the "Guy Tract") adding another 800 or so. The amenity center, The Den, has a pool with a 150-foot infinity edge, and a $3 million trail and park system runs along the South San Gabriel River toward Garey Park.

A development this large, still actively expanding, means construction dust is a regular fact of life depending on which section you're in — newer phases near the Guy Tract expansion will see more grit than the established core.
