Downtown San Marcos is the city's walkable historic core, built around the Square with restaurants, shops, and nightlife packed into older, character-filled buildings — tight inventory, no HOA, and homes in the $250K-450K range. It's within walking distance of the San Marcos River and gives genuinely walkable access to Texas State University's campus life, zoned to several San Marcos CISD campuses.
The older housing stock downtown means more on-street parking and tighter driveways than a suburban subdivision, and the river's proximity brings slightly more humidity to account for on a wash. We work with street parking regularly and don't treat it as a complication.
